Investing in mortgage-backed loans - an investor guide
Capital backs named deals with a registered mortgage, not an anonymous fund product - with clear risk disclosure and estimated returns.
The Hazel model for investors
Hazel connects private investors with businesses that need property-backed finance. You are not buying equity in the borrower - you fund a loan secured by a mortgage, interest and an arrangement fee. Estimated total return is typically about 13% to 17% p.a. depending on LTV. Figures are illustrative, not guaranteed.
Layers of security
- mortgage registered on the property title,
- enforcement statement under Polish civil procedure (art. 777 KPC),
- power of sale if repayment fails,
- legal and financial review before a deal is shown to investors.
How cooperation works
Initial contact and discussion of horizon and preferred LTV. We present projects that match your risk profile. After you commit, we formalise participation under contract. During the loan we monitor repayments; at maturity capital returns with compensation set out in the documents.
Who it is for
Investors with capital to deploy in asset-backed transactions who understand credit risk despite collateral. Minimum amounts are agreed individually; our calculator uses PLN 100,000 as an example entry point. Investing in loans carries risk of partial or total loss of capital; nothing on this site is investment advice.
Before your first allocation
Read the FAQ, run your scenario in the calculator and ask about the specific property and security pack. LTV and contract structure are the foundation of an informed decision.
